How much does SEO cost for a roofing or building firm?
Published prices for local SEO in the UK run from about £125 a month to well over £1,500. Two packages at the same price can contain completely different work. If you run a roofing, loft or building firm and you've had offers at both ends, here's how to tell them apart and work out what's worth paying.

What UK trade firms typically pay
We checked the prices that UK agencies publish on their own websites for local and trade SEO in September 2026. Most don't publish a price at all. Of those that do:
- Basic plans start from about £125 to £200 a month.
- Most local "starter" packages sit somewhere between about £300 and £600 a month.
- Fuller packages for firms covering several towns run from about £750 to well over £1,500 a month, and some agencies quote far higher for large firms.
Some charge a setup fee on top. Contract lengths vary from month to month up to 12 months. Prices are often shown without VAT, so check.
Why the prices vary so much
Two packages with the same name can contain completely different work. The price usually depends on:
- Whether new pages are built, or old ones tweaked. Many lower-priced packages "optimise" the pages you already have. Building new pages, each about a job and a town you want more of, takes far more work, and it's what usually makes the difference for a trade firm.
- How many towns and jobs are covered. One town and one service is a small job. Ten towns and five services is a big one.
- Whether your Google Business Profile and directory listings are included.
- Whether the AI side is covered: setting your site up so ChatGPT and Google's AI answers can recommend you.
- How much reporting you get, and whether a person actually talks you through it.
Questions to ask before you sign anything
- How many new pages will you build for me each month, in writing? If the answer is vague, assume it's none.
- Who owns the pages and content if I leave? It should be you.
- How long is the contract, and what's the notice period?
- What will the monthly report show? Ask to see an example.
- Do you guarantee rankings? If they say yes, walk away. Nobody controls Google.
- Will you need photos and job details from me? Good pages need real projects. An agency that never asks for them is writing generic pages.
How to work out if it pays for itself
Use your own numbers, not anyone's sales pitch. Take what a typical job is worth to you and the monthly fee:
- If your average re-roof, loft or extension is worth several thousand pounds, one extra job every two or three months often covers a typical monthly fee.
- If your jobs are small, say £200 repairs, SEO at these prices probably doesn't make sense yet. Spend the money elsewhere.
- Remember that new pages take a few weeks to be found and usually a couple of months to start bringing in calls. Judge it over three months or more, not three weeks.
Track where every enquiry comes from ("how did you find us?") before you start, so you can see whether anything changes.
Warning signs
- Guaranteed first place on Google, or "number one in ChatGPT".
- A long contract with no way out, and no clear list of what you get each month.
- Dozens of pages that are the same text with the town name swapped. Google treats these as low quality, and they can drag the whole site down.
- Offers to "get you reviews". Fake or paid-for reviews have been illegal in the UK since April 2025.
